Closing Hints / Questions

Funds required for closing

Funds provided for closing must be in the form of a locally drawn cashier's check or wire transfer.  Wire transfer is the safest means of transmitting funds and is the preferred method even on local closings.

Identification presented at closing

Each party to a transaction will be required to present acceptable identification at closing.  Under F.S. Chapter 117.05, the following are acceptable forms of identification if current or issued within the past five years:
  • Florida picture identification card or driver's license issued by the public agency authorized to issue driver's licenses
  • Passport issued by the Department of State of the United States
  • Passport issued by a foreign government if the document is stamped by the US Immigration and Naturalization Service
  • Driver's license or identification card issued by a public agency authorized to issue driver's licenses in a state other than Florida, a territory of the U.S., Canada or Mexico
  • Identification card issued by any branch of the armed forces of the U.S.
  • Identification card issued by the U.S. Immigration and Naturalization Service.
  • Recording of documents and issuance of title policy

    The documents necessary to transfer title and/or mortgage the property will be hand delivered to recording no later than the first business day after closing for closings in Lee County.  Documents for closings in other counties are sent immediately after closing by overnight traceable courier to the appropriate county recording office.  The title insurance policy and original recorded documents will be sent to the appropriate party approximately three to four weeks after closing.

    Additional Information

    At the present time, recording charges in Florida are $10.00 for the first page and $8.50 for each additional page of a document.  Certified copies are $2.00 for the certification and $1.00 per page for each copy.
