Closing Hints / QuestionsFunds required for closingFunds provided for closing must be in the form of a locally drawn cashier's check or wire transfer. Wire transfer is the safest means of transmitting funds and is the preferred method even on local closings.
Identification presented at closingEach party to a transaction will be required to present acceptable identification at closing. Under F.S. Chapter 117.05, the following are acceptable forms of identification if current or issued within the past five years: Recording of documents and issuance of title policyThe documents necessary to transfer title and/or mortgage the property will be hand delivered to recording no later than the first business day after closing for closings in Lee County. Documents for closings in other counties are sent immediately after closing by overnight traceable courier to the appropriate county recording office. The title insurance policy and original recorded documents will be sent to the appropriate party approximately three to four weeks after closing.
Additional InformationAt the present time, recording charges in Florida are $10.00 for the first page and $8.50 for each additional page of a document. Certified copies are $2.00 for the certification and $1.00 per page for each copy.
